    I will be very happy to arrange a "without obligation" meeting at your home or office, whichever suits you best. At this meeting I will discuss your plans, property requirements and budget, the service I will provide and any other matters for which I can offer my assistance.
  • The Search & Find

    When we agree terms the property search can begin, taking you every step of the way. Initially I will source and preview suitable property which is being discreetly marketed by estate agents - the "hidden market", as well as discuss property with you which is currently available on the open market. Once the initial search has been carried out, I will arrange a tour as quickly as possible. During this initial tour, I will be able to establish exactly the kind of property you are looking for, enabling me to specifically target your dream home. At all stages I will advise you as to all potential negatives, as well as positives, of any property which I view on your behalf. I will also ensure that solicitors are instructed in anticipation of a proposed purchase and will be delighted to recommend suitable solicitors to act on your behalf.
  • Communication

    Communication is the most important factor in my ability to offer you the very best possible service and I take this extremely seriously. I will keep and maintain regular contact with you, from the moment you instruct me, whether it be to discuss a new property coming to the market, a review of your property requirements or current market conditions.
  • Negotiation

    Having identified your dream home I will advise you regarding price, based on comparable evidence, and my strategy to negotiate the most favourable purchase terms on your behalf. As my client, you will have already demonstrated your seriousness as a buyer to vendors and their agents.
  • Survey & Conveyancing

    From the moment the purchase is agreed and solicitors are instructed, I will recommend suitable surveyors. If necessary, I will instruct the surveyor to carry out specific inspections of anything which may require more detailed investigation, accompanying the surveyor if necessary. During the conveyancing process, I will keep in frequent contact with you, your solicitor and the vendors' estate agent, ensuring that the transaction reaches a quick and satisfactory conclusion.
  • Acquisition

    Once contracts have exchanged, I will make the necessary arrangements for completion, such as: recommending removal companies, meeting you at your new home to hand over the keys and any other services you may require such as recommending Architects, Builders, Interior designers and Landscape gardeners etc. Following completion, I will arrange a morning or afternoon to drive you around and help familiarise you with the area; pointing out good local shops, doctor's surgeries and sports clubs etc.
  • Fee Structure

    Search fee - Payable on instruction and prior to the commencement of the search. Success fee - Calculated as a percentage of the final purchase price and payable on completion or forty two days after exchange of contracts, whichever comes first.
