Initial meeting
We will arrange a "without obligation" meeting with Charles Birtles at your home or office, whichever suits you best. At this meeting he will discuss your plans, property requirements and budget, the service we will provide and any other matters for which we can offer our assistance.
The Search & Find
When we agree terms the property search can begin, taking you every step of the way. Initially we will source and preview suitable property, which is not only on the open market but also being discreetly marketed by estate agents - the "hidden market". In the current climate this is an essential part of our service, as many vendors are reluctant to expose their property on the open market.
Once the initial search has been carried out, we will arrange a tour as quickly as possible. During this initial tour, we will be able to establish exactly the kind of property you are looking for, enabling us to specifically target your dream home. At all stages we will advise you as to all potential negatives, as well as positives, of any property which we view on your behalf. We will also ensure that solicitors are instructed in anticipation of a proposed purchase and will be delighted to recommend suitable solicitors to act on your behalf.
Communication
Communication is the most important factor in our ability to offer you the very best possible service and we take this extremely seriously. We will keep and maintain regular contact with you, from the moment you instruct us, whether it be to discuss a new property coming to the market, a review of your property requirements or current market conditions.
Negotiation
Having identified your dream home we will advise you regarding price, based on comparable evidence, and our strategy to negotiate the most favourable purchase terms on your behalf. As our client, you will have already demonstrated your seriousness as a buyer to vendors and their agents.
Survey & Conveyancing
From the moment the sale is agreed and solicitors are instructed, we will recommend suitable surveyors. If necessary, we will instruct the surveyor to carry out specific inspections of anything which may require more detailed investigation, accompanying the surveyor if necessary.
During the conveyancing process, we will keep in frequent contact with you, your solicitor and the vendors' estate agent, ensuring that the transaction reaches a quick and satisfactory conclusion.
Acquisition
Once contracts have exchanged, we will make the necessary arrangements for completion, such as: recommending removal companies, meeting you at your new home to hand over the keys and any other services you may require such as recommending Architects, Builders, Interior designers and Landscape gardeners etc.
Following completion, we will arrange a morning or afternoon to drive you around and help familiarize you with the area; pointing out good local shops, doctor's surgeries and sports clubs etc.
Fee Structure
Search fee - Payable on instruction and prior to the commencement of the search.
Success fee - Calculated as a percentage of the final purchase price and payable on completion or forty two days after exchange of contracts, whichever comes first.
